Cashmere could see as many as 27 new single-family homes after city approval this month to sell some of its last remaining land to a developer.

The land is located on the Freedom Hills subdivision by Olive Street, and is less than a mile south of downtown Cashmere.

The city's director of planning and development, Tammy Smith, says the new homes could open up options for workers who drive in because they can't find local housing.

"We're hoping that the market will be for people who are actually working in the city," said Smith. "Louws Truss, Crunch Pak, Blue Star, some of the bigger employers here in town."

Smith says it'll be nice to have new housing as all existing homes for sale in Cashmere are sold off quickly.

The city hearing examiner approved an application from the developer, POH Ventures LLC, on Jan 4.

The proposal is to divide two existing parcels totaling about 8 acres into 27 separate lots that'll range in size from 7,729 square feet to 20,331 square feet.

POH Ventures LLC purchased the property last March from Blaine and Jacqueline Smith for $925,000. POH is owned by Gregg Smith.

According to Miller, the next step in the process will be creation of a site plan, followed by the installation of utility and tree and soil removal.

She says Smith will likely sell most of the 27 lots to people who plan to build their own homes.

"Most of the lots are going to be marketed," Miller said. "He might build one or two homes, but he's really just developing the lots to be sold."

Miller said the individual lots could average about $125,000 each.

The new single-family home sites will be one of one of several new housing options in the city.

A 48-unit apartment complex at 917 Pioneer Ave. will be finished and ready for lease in the fall of this year.
